     Negotiating the Offer

  • Explain the ramifications relating to terms
  • Negotiate terms on behalf of the buyer in expedient manner
  • Diligently organize and tender copies of offer, counter offer and addendums to  appropriate parties for ratification
  • Uphold my fiduciary duty to safeguard the deposit check in Coldwell Banker’s trust account until the offer is accepted and escrow opens
    Negotiating Escrow
 
  • Open escrow and have deposit check delivered to title company
  • Deliver completed contract to all involved parties
  • Diligently follow escrow timeline and make certain that all contingencies are removed on time
  • Identify and disclose all known details of the property
  • Provide a list of qualified and licensed inspection companies
  • Coordinate and attend all inspections
  • Negotiate post inspection findings and resolve problems and challenges relating to property condition
  • Complete all necessary paperwork
  • Work closely with Title Company to facilitate closing on schedule
  • Coordinate actual closing date
  • Work with buyer to organize utility set-up
  • Work with buyer to facilitate move
  • Arrange and attend final walk through of property
