The Listing Process

  • Design and order presale marketing postcards sent to surrounding neighborhood
  • Coordinate and attend presale inspections, including Pest Report, Home Inspection including chimney, roof, pool
  • Discuss home preparation and staging options, if necessary
  • Schedule and coordinate a virtual tour
  • Submit Ads to appropriate newspapers
  • Design and order marketing flyers
  • Schedule Saturday and Sunday Open House and Tuesday Brokers Tour
  • Discuss and review all necessary seller disclosures and disclosure laws prior to seller completing them
  • Communicate and consult with any interested real estate agents or potential buyers

    Negotiating the Offer

  •  Schedule appointment for hearing offer(s)
  • Review and explain each clause and contingency and explain the ramifications
  • Carefully review the terms of the purchase offer with you
  • Make certain the offer is consistent with your needs, wishes and best interests
  • Review potential buyer’s loan approval and speak to their lender regarding their qualifications and verification of funds
  • Write counter offer, if necessary and present to buyer
  • Negotiate terms on behalf of the seller in expedient manner
  • Complete purchase agreement and all statutory addendums

 Negotiating Escrow

  • Keep seller informed throughout the entire escrow process
  • Make certain escrow is opened and buyer’s deposit check has been delivered the title company
  • Deliver completed contract to all involved parties
  • Identify and disclose all known details of the property
  • Attend all inspections and appraisal
  • Negotiate post inspection findings and resolve problems and challenges relating to property condition
  • Diligently follow escrow timeline and make certain that all contingencies are removed on time
  • Complete all necessary paperwork
  • Work closely with Title Company to facilitate closing on schedule
  • Coordinate actual closing date
  • Arrange and attend final walk through of property
  • Coordinate and attend closing
  • Resolve and problems or challenges
  • Deliver keys

    After Escrow Follow-up

  • Provide close of escrow package with all supporting home sale documents
